Selling your home in Stazzema: the answers before you start
How do I start selling my home in Stazzema?
We always start with a valuation: you tell us about the home, we arrange the visit and give you a valuation based on real sales data in Stazzema. No commitment and no upfront costs.
How much does it cost to sell a home in Stazzema with you?
The brokerage fee is 3% (plus VAT if due), payable only on a completed sale. There are no upfront costs: the fee is paid at the signing of the preliminary contract or the deed. In the Base plan, the real valuation (€350) and the check-up are extras, paid directly to the technical firm; in ZeroStress Vendita everything is included.
What happens if I don't sell within 180 days?
The contract lasts 180 days and does not renew automatically. The commission is paid only when the sale closes: the right to it arises when the purchase offer is signed and accepted, and it is paid at the preliminary contract or at the notarial deed. The exit terms are written in the contract: you read it in full before signing.
What do you check before publishing the listing?
A surveyor from the technical office retrieves the documents, checks the home with a survey and hands you a written, signed check-up: planning and cadastral compliance, restrictions and condominium documents. Finding a problem now, rather than in front of the buyer, saves you time and often over €5,000.
What homes in Stazzema are worth, area by area
Sale values in €/m², from the Real Estate Market Observatory of the Italian Revenue Agency (OMI). Normal condition.
| Area | Residential homes | Villas and small villas | Garages |
|---|---|---|---|
| Stazzema centro | 700 – 1.050 | 950 – 1.350 | 280 – 420 |
| Ponte Stazzemese | 750 – 1.100 | 950 – 1.350 | 300 – 450 |
| Pruno, Cardoso, Volegno, Levigliani, Terrinca, Farnocchia, Pomezzana | 570 – 850 | 900 – 1.300 | 250 – 375 |
As you can see, there are many values and they vary a lot from one area to another, and even within the same area: floor, exposure, condition, view, extras and documents all count. An average is not enough to set a price: that is why you need a professional estimate made on your own home.
Source: OMI – Italian Revenue Agency. These are reference ranges per area, not a valuation: the value of your home depends on view, light, condition and surroundings, and is only defined with an on-site visit.
